Asbestos in Boilers
and Boiler Rooms

This boiler
and the boiler room had been stripped of asbestos in the 1980's.
Closer examination
revealed several asbestos gaskets in poor condition and we found
several pieces of asbestos debris that the strippers missed.

The gasket can
clearly be seen around the boiler door in it's closed position.
A small sample
was take to confirm the presence of asbestos.

Although
previously stripped of asbestos, a cursory inspection revealed asbestos
debris in the boiler room which must now undergo a thorough environmental
clean. |

This is a wall
panel to the same previously stripped boiler room.
As you can see,
there is a broken panel of asbestos insulation board clearly visible.

Although this
heating boiler looked quite modern, the gasket was tested
and found to contain asbestos.
Boiler rooms
were often lagged with asbestos and older heating equipment can
contain gaskets, asbestos paper and asbestos string.

The examples above
all come from the same boiler room in Smethwick, West Midlands. Despite
the room being stripped of asbestos 20 years ago, there was still a fair
amount of asbestos present and in poor condition, posing a threat to health.
We have been retained
to project manage the removal of the boiler, the asbestos wall linings
and to perform an environmental clean of the area.
As chartered building
surveyors and qualified asbestos surveyors, we are responsible for the
initial specification of the works, the tendering process, planning supervisor
duties and the project management of the removal, together with managing
the replacement heating system for this large factory.
The works qualify
for a tax rebate of 150%.
